Cotswold Property Management Services manage residential properties across the UK from offices in Stonehouse, Gloucestershire.
On the residential side we only deal with apartment blocks or private residential estates where the management of communal areas is required and a service charge is applicable.
The landlord can be a private individual, a collective group of owners, or a house builder with a new development not fully sold.
Most of our residential clients are RMC’s, Residential Management Companies, comprising a Board of Directors made up of interested Leaseholders, volunteering their own time without remuneration.

The Management Agreement clearly sets out what services are included with the standard management fee and what services, if required, would incur an additional charge. The services that are included within the standard fee include:

Board Support – we advise to the Board on a suggested management policy and provide a status report of financial, maintenance and legal matters in each meeting.

Relationship with Residents – we response to routine enquiries from Lessees and residents and will attend up to 4 meetings - General and Directors meetings per annum.

Insurance – we will arrange the placing of any insurance policies as required, Buildings, Plant & Machinery, Directors & Officer’s Liability. We do not take any commission from insurance brokers. We also undertake the administration of minor insurance claims.

Repair and Maintenance Management – we deal with day to day repairs and maintenance, and can arrange for the preparation of a cyclical maintenance and repair plan to identify long term maintenance and assist with budgeting. We advise on major contract work and the use of specialist professionals and contractors for large maintenance items.

Lease Compliance – we ensure compliance of the terms of leases and policy as agreed with the Board
•
Legal Strategy and Control – we undertake the general company secretarial work as part of our standard service. We also review risk management and Health & Safety compliance

Contractor management – we supervise regular contractors such as cleaners on behalf of the Employer
•
Financial – we carry out annual service charge estimation and the regular billing and collection of service charges and ground rents. We liaise with the Board over arrears collection management
